(817) 533-0943A home electrical inspection is a licensed electrician’s evaluation of your home’s panel, wiring, grounding, and safety devices, done to find problems before they cause a fire, a shock hazard, or a failed appliance. Neighbors Electric performs electrical inspections for homeowners across Fort Worth and DFW, whether you’re buying a home, selling one, dealing with an older house, or just haven’t had the electrical system looked at in years. We’re not a licensed home inspector and this isn’t a general home inspection; it’s a focused, licensed electrician’s look at everything electrical in the house, with a written report at the end.
What a Home Electrical Inspection Covers
Our inspection walks through every part of the system, not just the panel.
- The electrical panel. Panel age, capacity, condition, whether breakers are properly sized, and whether the panel brand or model has known safety issues (some older panel brands are known fire hazards and are flagged by insurers).
- Wiring condition. Visible wiring in the attic, basement, and accessible areas, checking for outdated wiring types, damage, or amateur splices.
- Grounding and bonding. Whether the system is properly grounded, which affects everything from surge protection to how safely your outlets and appliances operate.
- GFCI and AFCI protection. Ground-fault protection in kitchens, bathrooms, garages, and outdoor outlets; arc-fault protection where code requires it. Missing GFCI protection is one of the most common findings in homes built before the mid-2000s.
- Outlets and switches. Loose outlets, reversed polarity, open grounds, and overloaded circuits.
- Smoke and carbon monoxide detector wiring, where hardwired units are present.
- Visible code issues from past work, like unpermitted additions or DIY wiring that wasn’t done to code.
When You Need an Electrical Inspection
Buying or Selling a Home
A general home inspection touches the electrical system but doesn’t go deep into it. If you’re buying a home, especially an older one, an electrical inspection tells you what you’re actually taking on before closing, not after you own the problem. If you’re selling, a clean inspection report is something you can hand to a buyer or their agent, and it can head off a negotiation over electrical issues found late in the process.
Older Homes
Homes built before the 1980s often have electrical systems that were fine for their era but weren’t built for how much power a modern household draws. Aluminum branch wiring, outdated panel brands, ungrounded outlets, and missing GFCI protection are all common findings in older Fort Worth neighborhoods.
Insurance
Some insurers require an electrical inspection, or will not write a policy, on homes with certain older panel brands or outdated wiring types. A report from a licensed electrician is usually what they ask for.
Before a Remodel or Addition
If you’re adding a room, finishing a garage, or planning a kitchen remodel, an inspection tells you whether the existing panel has the capacity for what you’re about to add, before a contractor is mid-project and discovers the panel can’t handle it.
Warning Signs Worth Checking Now
Flickering lights, warm outlets, breakers that trip for no clear reason, or a panel that’s simply never been looked at are all reasonable reasons to schedule an inspection even without a sale or remodel on the horizon.
Common Findings in Fort Worth Homes
Every house is different, but a few issues turn up often enough to mention:
- Federal Pacific or Zinsco panels, both discontinued brands with a documented history of breakers that fail to trip when they should.
- Missing GFCI protection in kitchens, bathrooms, garages, and outdoor outlets, common in anything built before GFCI requirements were expanded in later code cycles.
- Double-tapped breakers, where two wires share a single breaker slot not rated for it, usually left over from a past addition or a DIY project.
- Open or reversed grounds at outlets, which a simple plug-in tester can miss but a proper inspection catches.
- Undersized panels for a home that’s added central air, an EV charger, or a workshop since the panel was installed.
None of these are unusual, and finding one doesn’t mean something is actively dangerous today. It means you know about it and can decide what to do, instead of finding out the hard way.
What Happens After the Inspection
We walk you through the report in person before we leave, so you’re not reading a list of unfamiliar terms on your own later. If something needs immediate attention, like an open ground on a bathroom outlet, we’ll say so clearly and explain why it matters. For lower-priority items, we’ll give you a realistic sense of timeline: what can wait a year, and what’s worth scheduling soon. The decision on what to fix, and when, and who does the work, stays yours.
What You Get: A Written Report
At the end of the inspection, you get a written report listing what we found, organized by severity: immediate safety concerns, code violations, and lower-priority items worth watching. For anything flagged, we’ll explain what it means in plain terms and what fixing it typically involves. If the inspection turns up an outdated or undersized panel, our electrical panel upgrade page covers what that work looks like. There’s no pressure to have us do the repair work; the report is yours to use however you need it.
Why Hire a Licensed Electrician, Not a General Handyman
An electrical inspection is only as good as the person doing it. A licensed electrician has been tested on the National Electrical Code and Texas-specific requirements, and knows what an insurer, a buyer’s agent, or a permitting office will actually want to see documented. Neighbors Electric holds TECL #41555, an active Texas electrical license. Our guide to hiring a licensed electrician in Texas covers what to check before you hire anyone for electrical work, inspection or otherwise, and why an unlicensed inspection often isn’t accepted by insurers or lenders anyway.
Honest, Flat-Rate Pricing
We quote electrical inspections as a flat rate based on the size and age of the home, not an hourly guess that runs long. You’ll know the cost before we start, and the report is included; it’s not an upsell add-on.
