Homes in Cleburne
A County Seat With Both Old and New Housing
Cleburne has been around since the 1860s and grew up as a railroad town, and a lot of the housing near the historic downtown and county courthouse reflects that age. Older Cleburne homes, especially in the established neighborhoods like Belle Meadows, Nolan River Estates, and Westhill, often still have original panels, older wiring, or electrical systems that have been added onto piecemeal over decades rather than upgraded all at once. If you’re in one of these older homes and your panel still has a mix of breaker sizes that don’t quite match, or your lights dim when the AC kicks on, that’s usually a sign the service size hasn’t kept pace with what the house actually runs.
At the same time, Cleburne is in the middle of a real construction boom. The population has grown from about 31,000 in 2020 to an estimated 38,000 just four years later, driven largely by the Chisholm Trail Parkway giving commuters a direct toll route up to Fort Worth. Newer neighborhoods like Chisholm Hills, built near the parkway, come with modern panels and code-compliant wiring, but new construction still tends to under-build for future demand, whether that’s a workshop, a second EV, or a generator transfer switch nobody thought to plan for during the original build.
Cleburne’s economy still leans on its railroad and industrial history, with BNSF Railway running freight through the area and larger employers like a Walmart distribution center and Johns Manville anchoring the north side of town. That industrial character shows up in some of the housing near those older employment corridors, where homes were built quickly during earlier boom periods and wired to the standards of their time, not ours. And with Lake Pat Cleburne on the edge of town, we also get calls for detached structures near the water, boat docks, and outbuildings that need their own properly protected circuits.
Not sure what your home needs? Call (817) 533-0943 and we’ll tell you straight.
What we fix in Cleburne homes
Older homes near downtown
- Panels with mismatched breaker sizes
- Lights dimming when the AC kicks on
- Wiring added on piecemeal over decades
Newer subdivisions off the parkway
- Panels under-built for a workshop or second EV
- Generator transfer switches never planned for
- Boat docks and outbuildings needing protected circuits
Either way, we check load against capacity first.

What We Handle in Cleburne
Cleburne homeowners call us for:
- Electrical panel upgrades for older homes near downtown running on outdated or undersized service
- Wiring repair for homes that have been added onto or rewired in stages over the years
- Circuit breaker repair for panels that trip under normal load or won’t hold a reset
- Whole-home generator installation, worth considering given how often North Texas sees ice storms and summer grid strain
- EV charger installation for the growing number of Chisholm Trail Parkway commuters charging at home
- Emergency electrical service for anything urgent, day or night
Why It’s Worth Hiring Someone Who Knows the Area
Cleburne’s mix of century-old housing stock near the courthouse and brand-new subdivisions off the parkway means no two service calls look alike. An electrician unfamiliar with the town might treat a home near Nolan River Estates the same as a new build in Chisholm Hills, and that’s a mistake, since the older home usually needs a full evaluation of its service capacity before anything else gets added. We work Johnson County towns often enough to know which parts of Cleburne tend to have which problems, and we plan around that instead of guessing on-site.
Twenty miles is far enough that not every company bothers, which is exactly why it’s worth working with one that does. We treat a Cleburne call the same as one two miles from our own front door, and the Chisholm Trail Parkway makes that drive a straight shot rather than a slog through side roads.
What We Check on a Cleburne Service Call
Near the historic downtown, we start by confirming the panel’s actual age and rated capacity, since a lot of these homes have been added onto more than once over the decades. Out toward the newer subdivisions off the Chisholm Trail Parkway, the panels are newer but we still check actual load against rated capacity, especially in homes running a pool, an EV charger, and central air off the same service. Either way, we’d rather walk you through exactly what we found and why, instead of recommending an upgrade you don’t actually need.
Flat-Rate Pricing, Told to You Up Front
You’ll know the price before work starts, and it won’t change once we’re in the panel. No hourly clock running, no add-on fees after the fact. Neighbors Electric is licensed under TECL #41555, and that license is the only credential we claim, because it’s the one Texas actually requires.
Let’s Get It Fixed
If your Cleburne home has an aging panel, a breaker that won’t behave, or you’re planning an EV charger or generator, call (817) 533-0943 or reach out through our contact page. We make the drive south regularly and we’re glad to add you to the list.
