Licensed electricians serving Joshua
Joshua is around 10 miles south of our Crowley shop via FM 731, close enough that we’re in and out of Johnson County on a regular basis. Neighbors Electric is based at 10348 Lenten Rose St in Crowley and licensed under Texas TECL #41555, and Joshua, sitting between Burleson to the north and Cleburne (the Johnson County seat) to the south, is squarely in the area we serve. The city sits within the Cross Timbers region, a mix of prairie and wooded terrain that stretches across this part of Texas, and the terrain shows up in how properties are laid out, from tight suburban lots near town to wooded acreage further out.

Homes in Joshua
New Construction Is Changing Joshua Fast
Joshua has grown a lot in a short time, from under 4,000 residents in 1990 to nearly 8,000 by the last census, and most of that growth is newer construction concentrated around the FM 917 corridor near Joshua High School. Subdivisions like Heritage II, Oak Knoll, Mockingbird Hills, and Bluebird Meadows have gone in over roughly the last 15 to 20 years, and homes out there generally have modern panels and up-to-code wiring, at least on paper. What we actually find in newer Joshua homes is usually more subtle: garages wired for basic tools but not a welder or an EV charger, panels sized for the house as originally built with no extra capacity for a future addition, or outlets in bonus rooms and workshops that were an afterthought during construction.
Out toward Cooper Valley and Timber Ridge Estates, lots run bigger and homes tend to be more rural in character, which brings a different set of issues: longer wire runs to detached buildings, wells or barns that need their own subpanel, and outdoor circuits exposed to more weather than a typical suburban lot sees. Either way, Joshua’s growth means a lot of the electrical work here is about keeping up with what a household actually needs, not just fixing what’s broken.
Joshua’s older housing, closer to the original town founded in 1881 when the Santa Fe Railway came through, tends to sit apart from the newer subdivisions, and those homes carry the same kind of aging-panel and outdated-wiring concerns you’d expect from a house that predates modern code. With Joshua ISD covering close to 77 square miles, the district itself spans both the dense newer neighborhoods and the more spread-out rural sections, and the electrical needs on each end of that range look pretty different.

Why Local Knowledge Matters Here
A crew that doesn’t work in Johnson County regularly won’t know that Joshua’s newer subdivisions off FM 917 tend to be underpowered for a shop or a second EV, or that the acreage properties near Cooper Valley usually need a different approach for wiring a detached structure than a standard suburban job. We’re in Joshua often enough to know the difference between the two, and we plan the job accordingly instead of treating every property the same.
That also means fewer wasted trips. We can usually tell you over the phone what kind of visit a job is likely to need based on which part of Joshua you’re in, so the person who shows up has the right materials on the truck the first time. A company that only passes through Johnson County once in a while doesn’t have that context, and it usually shows up as a longer, more expensive visit than it needed to be.
What We Check Before Recommending Work
Whether it’s a newer home off FM 917 or an older place closer to downtown Joshua, we start the same way: confirm the panel’s actual rated capacity, check what’s already drawing off it, and look for anything that suggests a previous repair wasn’t done to code. On acreage properties, that also means checking the condition of any underground or overhead runs to detached buildings, since those tend to get less attention than the wiring inside the house itself. We’ll tell you honestly if a panel upgrade is warranted or if a smaller fix solves the actual problem.
Flat-Rate Pricing, No Surprises at the End
You get a price before we start work, and that price holds. We don’t bill by the hour and pad the invoice if the job takes an extra trip to the truck. Neighbors Electric is licensed under TECL #41555, and that’s the credential we lead with, because it’s the one that’s actually required to do this work in Texas.
