Licensed electricians serving Pelican Bay
Neighbors Electric runs out of Crowley, well south of Fort Worth, and Pelican Bay sits in the far northwest corner of Tarrant County on the shore of Eagle Mountain Lake, ZIP 76020. It’s a real trip across the metro, most of it on 820 and then north along the lake road, so a Pelican Bay call takes real drive time out of our day. We plan for it and quote the visit knowing that going in, rather than surprising anyone with a late arrival.
Pelican Bay is a small city, under a square mile, founded in 1970 by Olen Yandell on what had been a dairy farm and incorporated in 1981. The name comes from Pelican Island out in the lake. It’s a tight-knit community of just over 2,000 people, served by Azle ISD, and by most accounts a large share of the housing stock is mobile and manufactured homes on individually owned lots, with a mix of site-built houses closer to the water.
Pelican Bay is one of several small communities ringing Eagle Mountain Lake along with Eagle Mountain and the western edge of Lakeside, and it has its own character within that cluster: tighter lots, older mobile home stock, and a layout that grew organically around the lakeshore rather than off a developer’s plat. Median age in Pelican Bay runs younger than a lot of the surrounding lake towns, and the housing reflects a mix of longtime residents and newer families who’ve bought into or upgraded older lots.

Homes in Pelican Bay
What Pelican Bay’s Housing Means for Electrical Work
Manufactured housing changes the electrical picture in ways a standard service call in a subdivision doesn’t. Mobile home electrical panels and feeder connections have their own code requirements, and a lot of older units out here were set up decades ago with equipment that’s been patched rather than properly replaced as it aged. We regularly find undersized feeder cable running from the meter base to the home’s main panel, disconnects that have corroded from lake humidity, and skirting or tie-down additions that ran wiring in ways that were never inspected.
On the site-built homes closer to Eagle Mountain Lake, the issues run more toward what you’d expect from any older lake community: outdoor circuits and GFCIs that have taken on moisture over the years, detached storage buildings and boat lifts with no proper disconnect, and panels that were sized for a smaller house before decks, hot tubs, or dock lighting got added.
Not sure what your home needs? Call (817) 533-0943 and we’ll tell you straight.

Why the License Matters Here Especially
Texas requires a state license to do this work legally, and Neighbors Electric holds TECL #41555. On manufactured and mobile home electrical systems specifically, the code requirements around bonding, grounding, and feeder sizing are their own animal, and getting them wrong isn’t a cosmetic problem, it’s a fire and shock risk that sits inside walls people can’t see into. A license means the work has to be done to that code, not to whatever a previous owner’s brother-in-law thought looked right at the time.
We’ve opened up more than a few Pelican Bay panels and found taps and splices that were never in an enclosure, feeder wire that was undersized for the load it was carrying, and grounding that had been skipped entirely. None of that shows up as a problem until it does, which is exactly why we test grounding and bonding on every manufactured home panel we touch rather than assuming a previous repair was done correctly.
Flat-Rate Pricing, Told Straight
We price the job before we start it and that price holds. If we get into a panel and find the wiring behind it is in worse shape than the outside suggested, we stop, show you what we’re looking at, and talk through it before doing anything else. No hourly rate ticking while we work, no padded invoice at the end. What we quote is what you pay, whether the job is a single breaker swap or a full feeder replacement on a manufactured home.
