Code: SEASON25
(817) 533-0943Not always, but it’s worth scheduling on an older home, one with a Federal Pacific or Zinsco panel, aluminum wiring, or additions that may not have been permitted. Your general home inspector checks electrical for obvious problems; a licensed electrician’s inspection goes deeper into the panel, the wiring type, and whether the system can actually handle what you’ll use.
What a General Home Inspector Checks
A home inspector’s electrical section is a visual pass: is the panel labeled, do outlets have power, are there obvious hazards like exposed wiring. They typically don’t open the panel deadfront or test load capacity the way an electrician does, and electrical is only one part of a home inspection that covers the whole house, so it gets a limited amount of time.
What a Licensed Electrician’s Inspection Adds
- Opens the panel and identifies the wiring type and brand, not just what’s labeled on the outside
- Checks load capacity against what the home actually runs day to day
- Flags known-problem panel brands, double-tapped breakers, and missing GFCI or AFCI protection
- Gives you a real repair or upgrade estimate instead of a general flag to “have this looked at”
When It’s Worth the Extra Step
- The home is 30 or more years old
- The panel brand is unclear, or looks like an older Federal Pacific or Zinsco panel
- There’s any visible aluminum wiring, common in homes built roughly between 1965 and 1975
- The home has additions, a finished basement, or a detached garage or shop that may have been wired without a permit
- The seller’s disclosure mentions any past electrical work, professional or DIY
If your home inspector flagged the panel, or you just want a second opinion before you close, Neighbors Electric can do a separate electrical walkthrough on its own schedule, not tied to your buyer’s inspection window. If the panel turns out to be a Federal Pacific or Zinsco, our guide on why those panels are a safety concern explains what you’re looking at. For what a full inspection covers, see our electrical inspection checklist, or call (817) 533-0943 to schedule an electrical inspection before your option period closes.
