Adding EV charging to a commercial property means choosing a charger type, deciding whether it needs to be networked, and making sure your building’s electrical service can actually support the load, all before a single spot gets striped. Most DFW businesses land on Level 2 charging for employee and customer parking, with DC fast charging reserved for fleets or high-turnover retail sites. Here’s how to think through the decision.

Level 2 vs. DC fast charging: which does your business need?

Level 2 chargers run on 208/240-volt circuits and typically deliver somewhere in the 7 to 19 kW range, enough to add roughly 20 to 40 miles of range per hour. That’s the right fit for parking where cars sit for a while: offices, apartments, hotels, retail centers, municipal lots. DC fast chargers deliver power directly to the vehicle’s battery instead of through its onboard charger, pushing 40 kW and up, and can take a car from near-empty to 80% in well under an hour. They cost considerably more to install and to run, and they make the most sense for fleet depots, quick-turnover retail, or locations along a travel corridor rather than a typical office parking lot. Most new hardware on either level ships with a standard connector for the North American market, but it’s worth confirming connector compatibility with whatever vehicles or fleet you’re actually charging before you order equipment, since older and newer EVs don’t all use the same plug.

Networked vs. non-networked chargers

A non-networked charger is simpler and cheaper: plug in, charge, done. It’s a reasonable choice for a small private lot with no need to track usage or charge for the electricity. A networked charger connects to a cloud platform that can meter usage, bill by the kWh or by time, restrict access to authorized users, and flag a unit that’s gone offline. For a business open to the public, or one that wants to recover electricity costs or offer charging as a paid amenity, networked hardware is usually worth the higher upfront cost. Networked systems also make it easier to track how much each charger actually gets used, which matters if you’re deciding whether to add more stations later or justify the investment to ownership.

Service capacity and utility coordination

Every charger you add is new continuous load on your building’s electrical service, and under the electrical code, EV charging equipment has to be sized at 125% of its rated output when calculating that load. For a handful of Level 2 chargers, your existing service may have enough spare capacity. For a larger install, or any DC fast charging, you’re often looking at a service upgrade or coordination with your electric utility. Most Fort Worth commercial properties are served by Oncor, the regional transmission and distribution utility, and larger installs may need utility approval or infrastructure work on their end before your chargers can go live. An electrical load study early in the process tells you which situation you’re in before you commit to equipment. If that study points to a panel or service upgrade, our electrical panel upgrade cost guide gives you a general sense of what that piece of the project runs.

What are the ADA requirements for commercial EV chargers?

Commercial EV charging counts as a place of public accommodation under the ADA, so a portion of your charging spaces need to be accessible: a percentage of total spaces (with at least one required regardless of lot size), wider spaces with a hash-marked access aisle, an accessible route to the charger with a gentle slope, and a charging cable long enough to reach without stretching across the access aisle. If your jurisdiction has adopted its own accessible-parking code on top of the ADA baseline, that governs too, so it’s worth confirming local requirements before your site plan is finalized.

Permits and the installation process

Commercial EV charger installs go through the same permitting path as other commercial electrical work: a permit from your local building department, an inspection of the electrical work, and sign-off before the equipment is energized. Larger projects that involve a service upgrade or new utility infrastructure add utility coordination on top of the local permit. Your electrical contractor should be managing this timeline for you rather than leaving it to your facilities team. Expect the project to move in roughly the same order as any commercial electrical upgrade: a site walk and load study, a design that accounts for future stations if you plan to expand, permit approval, the actual installation and trenching for conduit, then inspection and commissioning before the chargers go live for employees or customers.

Are there incentives for commercial EV charging?

Federal, state, and utility incentive programs for commercial EV charging infrastructure exist, but they change often and eligibility depends on your specific project and location. Rather than budgeting around a specific rebate, treat any incentive as a bonus and confirm current program details and deadlines directly with the relevant agency or with Oncor before you finalize your project scope.

When to call a licensed electrician

Bring in a licensed electrical contractor before you select hardware, not after. The right charger type, the network decision, and whether your service can support the load are all things that affect which equipment makes sense, and reversing course after equipment is ordered gets expensive. If you’re also weighing this against other property upgrades, our commercial electrical maintenance guide and our breakdown of Level 1 vs. Level 2 EV chargers are good starting points.

Excellent experience with Neighbors Electrical. I messaged them late last night not expecting a response but to my surprise they got me scheduled for an estimate first thing the next morning. Mathew showed up promptly, provided a quote, we agreed on the price and he knocked out the work the same day. He was very professional and cleaned up after the work was complete. I will definitely call Neighbors Electric again if we need any electrical work down on our house.

The team here was great and would not go anywhere else. We got a quote in the morning for an EV charger and they came back in the afternoon to completely install the charge sub panel and surge protectors. I was given the option that I needed and was told that I do not need an upgrade to upsell me. Once done the area was clean and genuinely looked like an upgrade on my house. I would recommend anyone to Neighborhood Electric, you will not be disappointed.
