(817) 533-0943Neighbors Electric works out of Crowley, and Southlake is a regular stop for us — it’s one of the more affluent communities in Tarrant County, and its large custom homes tend to bring the most demanding EV charger jobs we see. Southlake was incorporated in 1956 and covers about 22 square miles of mostly custom-built housing on generous lots, which changes both the wiring and the planning compared to a standard subdivision install.
What a Proper Level 2 Install Actually Involves
A Level 2 charger needs a dedicated 240-volt circuit, wired either straight to the charger (hardwired) or into a NEMA 14-50 outlet so the unit can be swapped later. Neither approach is a shortcut; they’re just two accepted ways to terminate the same circuit, and which one we recommend depends on the charger and the garage.
Before we run any wire, we do a full load calculation on the panel — HVAC, water heater, any secondary systems like a pool pump or outdoor kitchen, plus the new charger load. In a large custom home this list is often longer than it looks, and it’s the step that determines whether your existing panel can carry the charger or whether it needs help first. We then size the wire gauge and breaker to the circuit (commonly 6 AWG copper on a 50-amp breaker for a full Level 2 setup, adjusted for distance), run the City of Southlake permit, and schedule the final inspection. None of that is optional on our jobs.
The Southlake Angle: Bigger Homes, Longer Runs
Southlake’s custom homes tend to sit on larger lots with detached or side-load garages, which means the run from the electrical panel to the charger is often longer than in a standard tract home — sometimes 50 feet or more. That distance affects wire gauge (longer runs need heavier copper to avoid voltage drop) and sometimes justifies a small subpanel in the garage instead of one long run back to the main panel. It’s also common in these homes for the electrical panel to already be carrying a lot: multiple HVAC zones, a pool, outdoor living features. That’s exactly the load a proper calculation is built to catch before it becomes a problem, and in some cases it points to a panel upgrade as the right move before adding a charger.
We also see homes in Southlake with a three-car garage where the owner wants two charger locations set up for two vehicles instead of one. That’s a reasonable ask, but it changes the load calculation and the wire run significantly — two dedicated 240-volt circuits instead of one, sized independently, both accounted for against the rest of the panel. It’s a bigger job than a single charger, and we quote it as one, not as an afterthought tacked onto a smaller estimate.
A newer Southlake build with 200-amp service and modern wiring is usually a cleaner install than an older custom home from the 1990s that’s since added a pool, an outdoor kitchen, or a home addition. Every one of those additions drew from the same panel, and by the time an EV charger enters the picture, that panel may be a lot closer to capacity than the homeowner realizes. We won’t know until we’ve actually run the numbers on your panel specifically.
Why the Licensed, Permitted Version Matters
Neighbors Electric carries Texas Electrical Contractor License TECL #41555. On a home carrying the kind of electrical load a large Southlake property often has, an unpermitted or undersized charger circuit is a real risk — nuisance tripping at best, an overloaded panel at worst. We pull the Southlake permit, run the load calculation against everything else on your panel, and get the final inspection scheduled, so the install holds up and shows up correctly in the home’s records.
An unpermitted charger circuit is also a liability at resale. Southlake homes sell at a premium, and a buyer’s inspector who finds a 240-volt garage circuit with no permit history is going to flag it, which slows the sale down or costs the seller money to correct. Doing it right the first time avoids that entirely.
Flat-Rate Pricing, No Surprises
We price the EV charger install as a flat rate based on your actual panel, garage layout, and run length — not a phone estimate that changes once we’re on site. If the load calculation points to a panel upgrade, or if we find wiring elsewhere in the house that needs a look, we’ll price that separately and tell you why.
