(817) 533-0943Neighbors Electric is headquartered in Crowley and covers Grapevine as part of our regular Tarrant County service area. Grapevine is the oldest settlement in the county, dating to 1844, and that history shows up in the electrical work we run into: a historic Main Street district with homes and buildings dating back to the late 1800s, alongside newer subdivisions built out over the last few decades. An EV charger install looks different depending on which side of that mix your home falls on.
What a Proper Level 2 Install Actually Involves
A Level 2 charger requires a dedicated 240-volt circuit — nothing else sharing the breaker. That circuit terminates either hardwired directly to the charger or at a NEMA 14-50 outlet, depending on the equipment and how you want the garage set up. Before we run anything, we do a load calculation on the panel: what’s already on it, and what a 40- to 50-amp charger circuit adds. That number tells us whether the existing panel can take the new circuit or whether it needs an upgrade first.
Once the calculation checks out, we size the wire gauge to the breaker and run length, set the breaker, and terminate the circuit correctly. The job is permitted through the City of Grapevine and closed out with a final inspection. We handle the permit and the inspection as part of the job, not as an afterthought.
The Grapevine Angle: Older Homes Need a Second Look
In Grapevine’s older sections, particularly around the historic downtown, homes were built and wired long before anyone planned for a 240-volt charger circuit in the garage. Panels in these homes are frequently smaller and older, and the wiring path from panel to garage isn’t always straightforward. That’s where the load calculation matters most: in a lot of these cases, the honest answer is a panel upgrade before the charger circuit goes in, not a workaround that leaves the panel overloaded. In Grapevine’s newer subdivisions, the panels are larger and the garages are laid out for it, so the install is usually more straightforward — but we still run the same calculation and pull the same permit either way.
Grapevine also has a fair number of homes that fall in between — built in the 1980s or ’90s, not old enough to be part of the historic core but not wired to modern standards either. These are some of the trickiest jobs to quote sight unseen, because the panel could be adequate or it could be maxed out depending on what’s been added over the years: a second HVAC unit, a converted garage, a workshop circuit. That’s exactly why we look at the panel in person before giving a number, rather than pricing an EV charger install the same way for every house in the city.
If your home is in or near the historic district, it’s also worth having us take a look at the general condition of the wiring while we’re there, not just the new charger circuit. Homes from that era sometimes have aluminum branch wiring or older breaker panels that are worth knowing about regardless of the charger project.
Why the Licensed, Permitted Version Matters
Neighbors Electric holds Texas Electrical Contractor License TECL #41555. That matters more, not less, on an older Grapevine home where the existing wiring wasn’t planned around a large 240-volt load. We pull the Grapevine permit, size the circuit to a real load calculation instead of a guess, and get it inspected, so the charger and the rest of the house’s electrical system actually coexist.
A permitted install also protects you later. If the house ever sells, or if there’s ever a question about what’s on that circuit, there’s a record showing it was done to code and inspected — not a garage outlet someone wired without a permit years ago.
Flat-Rate Pricing, No Surprises
We quote the install as a flat rate after seeing your panel and garage in person, not as a number given over the phone before anyone’s looked at the wiring. If your home needs a panel upgrade or an electrical inspection to confirm what’s already there before we add a charger circuit, we’ll say so and price it separately.
